Emergency roof leak repairs for commercial and strata buildings

When a storm finds the weak point in a roof, AWS Services finds the leak and repairs the membrane, sheeting, box gutter, or flashing that let the water in.

Storm damage

Heavy rain finds the weakest point in a roof

Heavy rain and wind test every lap, joint, flashing, and gutter on a roof. A blocked box gutter overflows inside, a tired membrane lets go at a seam, or a lifted flashing lets rain blow into the ceiling space.

Our roofers, leak detection, and waterproofing teams work together, so the repair targets the cause rather than the wet spot. Because we also do concrete repair and crack injection, we can repair the damage the water has caused as well.

When to call

Signs the roof is letting water in

Ceiling stains or drips

Often the first sign of a failed membrane, flashing, or gutter above.

Ponding on a flat roof

Standing water speeds up membrane breakdown and finds every weak lap and joint.

Box gutters overflowing inside

A blocked or failed box gutter can push water back into the building in heavy rain.

Membrane blistering or lifting

Once a membrane lets go of the slab, water travels underneath and comes out somewhere else.

Lifted sheets or flashings

Gaps at laps, fixings, and flashings let wind-driven rain into the roof space.

Wet insulation or ceiling tiles

Water held in the roof space keeps damaging the ceiling and the structure below.

Not sure where the water is coming from?

Thermal imaging, moisture mapping, electronic leak detection, and water testing find where the water is getting in.

Repairs

What we repair after a storm

Membrane roofs

Torch-on and polyurethane membranes repaired or replaced on flat roofs, terraces, and podiums.

Best for: Flat roofs and podium slabs

Metal roofs

Sheet repairs and replacement, with skylights, gutters, flashing, and downpipes. At Glen Eira Council we replaced about 598 m² of roof with a Klip-Lock system.

Best for: Commercial and industrial roofs

Box gutters

Box gutters repaired or replaced with correct falls, stop ends, sealants, flashings, and expansion joints, like the 203 linear metres we replaced at DFO for Vicinity Centres.

Best for: Shopping centres and large roofs

Glass roofs and skylights

Old flashing and sealants removed and a new waterproof flashing and sealing system installed, as we did after a serious leak at a Victorian shopping centre.

Best for: Glass roofs, skylights, and junctions

Leak detection reports

Flood test and thermal imaging reports for building managers, strata committees, and insurers.

Best for: Recording the cause and the repair

Water damage

Concrete repair and crack injection where the leak has reached the slab or the structure.

Best for: Slabs and concrete below the leak
