Leaking balconies

A balcony leak rarely stays a small problem

Water gets past a failed membrane, upstand, or drain, comes through the ceiling of the unit below, and works its way to the reinforcement in the slab edge. By the time rust stains show, the repair is bigger.

We find which balcony, joint, or drain is letting water in, then restore the waterproofing and repair the concrete. We regularly waterproof balconies, roofs, planter boxes, and facades for strata and OC managers.

When to call

Signs a balcony is leaking

Stains or drips in the unit below

Usually the first sign that the balcony membrane above has failed.

Water at the door threshold

Water getting past the door is often a membrane upstand or threshold problem.

Cracked or drummy tiles

Loose tiles and cracked grout let water sit on, and get under, the membrane.

Ponding after rain

Poor falls hold water against the membrane and the joints.

Rust stains at the slab edge

Water reaching the reinforcement causes concrete cancer.

White salts on the underside

Efflorescence means water is moving through the concrete.

Not sure which balcony is leaking?

Flood testing, thermal imaging, and dye testing show which balcony, joint, or drain is letting water in.

Repairs

Waterproofing and the damage the water has done

Balcony waterproofing

Polyurethane liquid membranes follow upstands, drains, and penetrations without laps or seams.

Best for: Balconies and courtyards

Balcony restoration

Restoration and waterproofing of strata and body corporate balconies, including major waterproofing as part of a capital upgrade.

Best for: Strata buildings and OCs

Slab edge repairs

Damaged concrete removed, the reinforcement treated, and the section rebuilt before the new membrane goes on.

Best for: Slab edges and balcony undersides

Planters and terraces

Landscaping and planter waterproofing, and terrace slab tanking, like our work at Lowther Hall.

Best for: Planters, podiums, and terraces

Leaking cracks

Polyurethane injection reacts with water and expands to seal leaking cracks with very little disruption.

Best for: Cracks in slabs and walls

Leak reports

Flood test and thermal imaging reports for strata committees, OC managers, and insurers.

Best for: Recording the cause and the repair

Before and after

A failed balcony before the repair, and the same balcony after the new waterproofing.
